Loft Conversions
Utilising the roof space may sometimes be the only method of adding usable and habitable space to a property, though it can be more expensive than a straightforward extension. In some cases a full planning application is not necessary and the work can be carried out as �permitted development� should the proposal be within the following constraints:
Dimensionally
- For terraced houses, the volume should be under 40 cubic metres.
- For detached and semi-detached, the volume should be under 50 cubic metres.
Site Context
- Materials should match and be �in keeping� with the existing dwelling.
- No verandas, balconies or raised platforms.
- Side facing windows should have obscured glazing and be 1.7 metres above the floor level.
Positioning
- No extension (by adding a dormer) should face the highway.
- Roof extensions, apart from hip to gable, to be set back as far as practicable, at least 20cm from the original eaves.
