The planning procedure need not be a stressful process provided you have the right amount of guidance, and CPA Planning Design assures a professional service, without suppressing your design concepts. We are here to realise your ideas and requirements.
The first stage is preferably an on-site meeting for an informal walk around, discussing any and all points to ensure your intentions are completely understood. A sketch will either be completed on-site or sent shortly afterwards, to illustrate for the first time, your design. It’s at this point we discuss any components that may cause an issue with your planning application, prior to formal drawings being prepared. Most applications are straightforward and provided you appreciate how the new structure will impact upon the street scene or context of your site, there will be few issues.
Once a design has been agreed in principle, a full survey is carried out, and from this information the existing floor plans and elevations are created. These serve as a base to draft the proposals and to aid clients, they can also be created in Three Dimensional format. By creating your desired structure employing this method, views of the proposed can be viewed from any angle. In addition to this, ‘fly arounds’ movies can be created to truly bring your project to life - without the cost of building it first.
When you are 100% satisfied with the design, you need only complete the planning application form, available from most local authority websites. You can receive as little or as much assistance with this form, however the majority of the form requires only information about the house owner and a brief description of the project. With the application form complete, you will receive copies of the drawings from CPA Planning Design which exceed the requirements of the Planning Authority. Ensure a cheque is enclosed for the correct amount and expect a response typically within 6-8 weeks. You may be contacted more promptly should there be a concern with the application.
